Areas of practice:

Practice of Real estate law is a specialty all its own. A real estate attorney understands the nuances, legalities, and idiosyncrasies of the real estate community. This background and knowledge blend the necessary legalities with the practicalities of home buying and selling. Knowledge of the custom and practices in the Commonwealth of Virginia's real estate community provides for smoother and more expeditious real estate transactions.

Knowledge of the customs and standards in the construction industry are a must when dealing with new home construction. Whether representing the builder or home buyer, the requisite relationship with the title insurers and the mortgage lenders.
Assures timely proficiently, and "hassle free" construction closings and draw reimbursements. As the legal representative of the Southside home Builders Association, we add familiarity and an understanding of the problems and issues facing the homebuilder and homebuyer in the area of new construction.

Our practice in foreclosure law includes the knowledge and background to represent the mortgage lender, the mortgage debtor, or foreclosure purchaser in a given matter. The ability to proficiently and timely conduct a foreclosure sale and/or closing is imperative to the parties due to time sensitive issues and deadlines. Effective negotiational skills on behalf of a mortgage debtor affords the means to prevent a homeowner from losing the home to foreclosure and/or ruining their credit by filing bankruptcy.

While most real estate sales contracts are still prepared by the agents in the transaction, more and more homeowners and homebuyers are seeking to sell or buy without the services of a licensed realtor. While the parties can negotiate the numerical terms necessary for establishing a contractual relationship, the services of a real estate attorney are paramount to both define and articulate the legalese necessary to prepare a valid and binding real estate contract. The real estate practitioner assures a meeting of the minds between the seller and buyer, which satisfies both the laws of the Commonwealth of Virginia and the underwriting requirements of the mortgage lender(s).

Zoning issues and their resolution must mesh the requirements of the local zoning department with the wants and desires of the parties involved. Only a real estate practitioner knows the system and how to navigate through time consuming and tricky waters.
